Proposed Subdivision, North Ridge

1.)     The Site Walk began at 6:10 PM.
    Roll call taken.

Site Walk on the property of Richard and Heidi Daniel who are seeking approval of a subdivision named North Ridge at 270 Costello Road on City Tax Map 3 Lot 11 in the Rural / Resource Protection (R/RP) Zoning Districts.

Dick Daniel and Ed Lawrence led the Planning Board members and abutting property owners  on a site walk of the proposed North Ridge Sub-division.  The Planning Board members and abutting property owners viewed each of the lots, the test pit locations on each lot, the proposed road area, wetlands and a bird sanctuary area.

Concerns shared by the Swains were the possibility of cutting trees on or near the line.  Dick Daniel said that they would not be cutting anything within 15’ of the stone wall, which is the property line.  The Swains also had concerns about possible development in the wetland area or the bird sanctuary area.  Dick Daniel and the Planning Board members assured the Swains that these areas couldn’t be developed because of State restrictions as well as Gardiner Land Use Ordinance regulations.

Rod Frost had concerns that the water being ditched would run onto his land.  A walk to that location showed that it would not.  The water would be running into a wetland.

A special Planning Board meeting will be held on September 14, 2005 at 6:00 PM to review the Final Plan for this Subdivision.
