1.)     Chair, Pat Hart opened the meeting at 8:05 AM

2.)     Roll call taken.

3.)     SITE WALK
The Gardiner Planning Board is conducting a Site Walk of the Property of Nicholas J. Beaulieu, Applicant, who is seeking Minor Site Plan approval to develop a 24-lot RV/Campground named Colonial Heritage Resorts RV Park. The property, located on Longwood Dr, is within the Residential Growth/Shoreland (RG/SL) Zoning Districts, City Tax Map 16 Lot 7.

Ron Condon noted the wetland delineation on the site map and was of the opinion that not all wet areas are located on the map.

Ian Burnes noted many 12” caliper trees were present on the property.  The question of tree cutting and clearing to be done was asked.  Nick Beaulieu answered that he would only cut where necessary for roads or RV pads.  He also stated that he had requested a waiver for the 12” tree locations.

Ian Burnes noted that he saw 2 stream bed/drainage ways on the property marked with blue tape that were not on the map that he had.  They crossed over them twice  and the road had 2 distinct culverts on them.

The Planning Board members and others present walked the perimeter of the site to be developed as questions were asked.  A question was asked concerning the extra parking needed for employee parking and where it would be placed.  Nick said it would be near the service building # 1.

Mr. Martin asked how far from his property line the subsurface wastewater leach field would be placed. Nick said about 80 feet from Mr. Martin’s property line.  

The question of how wide the buffer of existing trees and bushes will be around the perimeter was asked.  Nick said that that information is shown on the newest copy of the map.

Eugene Thayer asked that it be noted that the newest copies of the map had not been brought to the site.  David Cichowski, the CEO, stated that the maps were at the office and could be looked at or copied for personal use.

Ron Condon asked about lighting of the campground and the candle power of the lights.  Chair Hart asked if there were any more questions concerning the site and if not, she would close the meeting.  The information concerning lighting would be provided and looked at at the next meeting.

4.)     ADJOURN

        Chair Hart closed the meeting at 8:55 AM.
